We will issue a full refund for cancellations 10 days or more prior to your arrival date with advanced notice. Due to the nature of our small business, we cannot issue a refund for cancellations made less than 9 days prior to your arrival date unless the room is booked by another party in that time frame. No refunds will be issued for early departures.

Check-in starts at 4:00 pm and check-out is at 11:00 am. We may be able to accommodate an earlier arrival if the room is available. Please contact us ahead of time if you plan to arrive before 4:00 pm.

We can accommodate late arrivals with advanced notice. Please contact us if you anticipate a late arrival and we will make arrangements to get you settled into your room.

All guest room rates are based on double occupancy and subject to 8% New York State sales tax and 4% Schuyler County occupancy tax.

A homemade breakfast is served daily in the dining room and on our front and back patios (weather permitting). Please let us know if anyone in your party has any dietary restrictions and/or food allergies at the time of booking.

Smoking is not permitted anywhere on the property out of courtesy to our guests and the environment.

There is off-street parking conveniently located in front of the house for our guests (one parking space per room).

Unless you book the entire house we cannot accept reservations for parties with children under the age of 14.

Unfortunately, we cannot host your furry friends due to allergies, but our neighbors at Woodland Kennels can handle your pet accommodations. Click here for more information. We also have a friendly non-shedding, hypoallergenic dog (Hudson – Aussiedoodle) for all of your cuddling needs.
